We Know Malibu

Malibu stretches 21 miles along the Pacific Coast and reaches back into the Santa Monica Mountains. It is not one place, it is a sequence of distinct communities, each shaped by its relationship to the water, the terrain, and the access routes that connect them. Building well in Malibu means understanding those distinctions.

COASTAL

Malibu Colony

The most prestigious address in Malibu, a private, gated beachfront community where homes sit directly on the sand, and the Pacific is the front yard. Building here means working within some of the tightest lot conditions on the coast, with significant California Coastal Commission oversight and a community that values discretion and quality in equal measure.

Carbon Beach & Broad Beach

Two of Malibu’s most desirable beachfront stretches: Carbon Beach for its concentration of landmark residences, Broad Beach for its wider lots and more expansive sand. Both face the full complexity of oceanfront construction: Coastal Commission permitting, bluff and setback requirements, wave action and salt air considerations, and the engineering demands of building at the water’s edge.

Point Dume

A peninsula community with both oceanfront and bluff-top properties, set above the water on dramatic cliffs with views in every direction. Point Dume’s bluff lots require specialist engineering for foundation design and erosion management, and the CCC’s bluff protection requirements are among the most rigorous on the Malibu coast.

HILLSIDE & BLUFFS

Serra Retreat

A rare gated hillside community within Malibu city limits, with large lots, significant privacy, and an elevated setting that offers both ocean views and canyon character. Originally a Franciscan retreat, the community retains a serene, unhurried quality. 

Malibu Park

A sprawling hillside neighborhood east of the Colony with a mix of flat and sloped lots, mature vegetation, and a relaxed rural character. Proximity to Malibu Creek State Park and the Santa Monica Mountains makes this a popular choice for homeowners who want space and nature alongside the coast.

Big Rock

A compact coastal bluff community between Santa Monica and Malibu proper: dramatic ocean views, smaller lots, and a steep terrain that demands careful structural and drainage engineering. One of Malibu’s most visually striking settings, also one of its most technically demanding for new construction.

CANYON

Las Flores Canyon

A quieter canyon community running inland from PCH, with a mix of flat valley floor lots and hillside properties set among native oak and chaparral. The canyon’s fire history makes fire-resilient construction particularly important here; its rural character rewards homes that feel connected to the landscape rather than imposed on it.

PCH Coastal Parcels (Zuma, Trancas, Encinal Bluffs)

The stretch of Pacific Coast Highway from Zuma Beach to the county line encompasses some of Malibu’s most dramatic and varied coastal sites, beachfront parcels, bluff-top lots, and elevated properties with unobstructed ocean views. Each site carries its own CCC jurisdiction conditions, access constraints, and engineering requirements.
